All Fully furnished bedrooms contain a full size bed frame and mattress, desk, chair and a dresser. Bedroom#5 contains a queen size bed frame and mattress.
The living room contains a couch, 50 inch smart TV, a coffee table and an air conditioning unit that cools the first floor.

Payment can also be provided in person to the landlord during move-in on the move in date. Keys to the property will be provided to each tenant upon receipt of the rent, security deposit and signed surety form.
Credit card or Venmo rent payments will be considered on a case-by-case basis. Prior arrangement & agreement with the landlord is required.
Notify the landlord and provide written documentation that you have been approved for financial aid. Documentation verifies that you will receive it. After reviewing the documentation, an extension date will be agreed upon.

The landlord has installed 3 exterior cameras that overlook the parking lot, back walkway and front sidewalk along main street in order to monitor snow accumulation. All 3 cameras look away from the house. There are no cameras pointed at or towards the house.
The landlord provides lawn mowing & yard care services.
Yes - but you must follow all of the instructions to ensure that it is installed properly to prevent damage to the property.
If damage is caused from these units OR if they are not installed properly and damage occurs, the tenant will be charged for any needed repairs.

When tenants pay for the water & sewer themselves, they are less likely to leave faucets running, ignore constantly running toilets or otherwise waste water needlessly at somebody else's expense.
We prefer to charge lower rental rates than properties that include water & sewer and to put the tenants in control of their own utility expenses and usage so we can better focus on providing an enjoyable, safe and comfortable residence for our customers.

Nails, screws, adhesive tape, glues and tacks will cause damage to the paint/wall finishes and are not permitted. There may also be water pipes or electrical wiring located behind the wall you want to screw into.

No. The property will be painted and inspected for suitability/cleanliness each summer prior to student move-in.
No. Smoke detectors are required by law. Newer smoke detectors have batteries that can not be removed and become inoperable after removal.
You must remove all of the furniture that you brought into or onto the property, remove any remaining food and trash and to provide your keys to the landlord. The landlord may agree to allow a tenant to leave furniture behind on a case-by-case basis.
If a tenant wishes to rent the property the following year, the landlord may permit the tenants to leave certain items and furniture behind on a case-by-case basis and with prior permission from the landlord to do so.

The tenants are responsible for any damage that they or their guests cause to the property. Contact your friends who damaged the property to make arrangements for them to pay for the damages / repairs.
Contact the landlord if something in the property has stopped working, but isn't necessarily damaged. The landlord will repair or replace the inoperative item.
Example - Door latch stops functioning / becomes loose
Call the landlord and we will come let you into the property / your room.
If you lose your key, we will provide a replacement key at the cost listed in the lease agreement
Yes - The parking lot currently contains 8 parking spaces. Each tenant is allocated a single parking space.
Occasionally, the landlord may need to use one or sometimes all of the other three parking spaces while performing property maintenance or during repairs to the property to provide parking for the landlord and any professional repair service personnel such as plumbers or electricians as necessary.
Yes - the front and back exterior doors are equipped with electronic locks than can be opened by entering a code on a digital keypad or by using a traditional key.
Yes - there will be at least one refrigerator in the kitchen. A second refrigerator may be available upon request depending on tennant needs.
Yes - the property includes a dishwasher in the kitchen
Yes - a washer & dryer are included with the property rental. Both are located in the basement.
Yes - the basement is open and accessible to the tenants. The electrical, water and heating utilities are located in the basement, so it must be kept clean, tidy and accessible during the lease to allow access to those utilities if needed. Additionally, tenants must ensure that the entrance door to the basement remains locked when not being used or leaving the house unattended.
